Highlands Ranch Homes - Condos Under $150,000?

While our team sells many single family Highlands Ranch homes, every month we also work with buyers looking for less expensive housing alternatives. Many of these buyers are surprised to learn that there are quite a few Highlands Ranch condos and townhomes that can be purchased for less than $150,000.

While most single family Highlands Ranch homes start in the mid $200's there are three complexes in Highlands Ranch that consistently have homes on the market for well under $150,000. Here is a brief overview of these neighborhoods.

Canyon Ranch Highlands Ranch

Canyon Ranch is located on the southwest corner of County Line rd and Colorado Blvd. Of all of the Highlands Ranch condos available, this is the least expensive complex that provides the option of a private garage for parking. With nearly 500 units, Canyon Ranch is the largest condo complex in Highlands Ranch. While part of the vast Highlands Ranch Community Association, Canyon Ranch also has its own clubhouse, work out facility, pool and hot tub.

Canyon Ranch has one, two and three bedroom units. One bedrooms start under $100,000 and can reach as high as the low $130's for a completely upgraded unit with a garage. Two bedrooms are generally priced between $120,000 and $150,000 and vary in price based on features and parking.

Occasionally a three bedroom Highlands Ranch home in Canyon Ranch can be found for under $150,000, but they are typically priced between $155,000 and $165,000.

Sugarmill Highlands Ranch

While many of the homebuyers we work with are surprised that they can buy Highlands Ranch condos for under $150,000. They are downright shocked when they learn that they can purchase a 2 bedroom, 1,000 square foot townhome for well below $150,000. This is the case with Sugarmill Townhomes in Highlands Ranch.

Sugarmill is a small community located roughly a half mile east of Broadway on Highlands Ranch Pkwy. It is made up of just over 100 Highlands Ranch homes. While there are a few small one bedroom condos in the neighborhood, the majority of the homes in this complex are two story, two bedroom townhomes. Even more surprising is that these Highlands Ranch homes sell from as low as $117,000 and rarely sell for more than $140,000.

With its relatively small size, Sugarmill does not have its own clubhouse or pool. However, it is still part of the large Highlands Ranch Community Association and all of the homeowners have access to the 4 huge Highlands Ranch rec centers in the area. Te closest rec center to Sugarmill is less than a mile north of the neighborhood.

Carlyle Park Highlands Ranch

Carlyle Park is located on the southwest corner of Lucent and Highlands Ranch Pkwy. This neighborhood has roughly 200 Highlands Ranch homes and the complex has its own pool and small clubhouse.

While Carlyle Park townhomes usually sell between $180,000 and $220,000, there are some smaller Highlands Ranch condos in this neighborhood that have sold for below $150,000 in the last year. It may take some patience and you may have to purchase a HUD home or foreclosure, but the wait may payoff when you figure you're getting a higher quality home at a much lower price.

If you're in the market for Highlands Ranch homes, don't allow yourself to be mislead. You don't have to spend $250,000 for a house. There are plenty of Highlands Ranch condos and townhome for well below $150,000.
