Tips For Selling Property. Why Exterior Curb Appeal Can Be Just As Important As The Home Interior

Nov 16th, 2011 Noel Peebles

Most of the tips for selling property that you read will tell you how to prepare your home, but they don't offer a great deal on how to prepare the property exterior. While your home may be what sells it, the property itself is what actually brings in the buyer and makes them want to look more closely at what you have to offer.

One of the often forgotten tips for selling property is to also prepare the property exterior. To sell your landscaping as well as your home. Clean up the house and make it presentable and pretty. There is nothing worse than seeing a property that looks neglected. Buyers will see this as a bit turn off, or they'll want to buy the property for a reduced price.

The first thing people will see as they approach is your yard and garden. Among the tips for selling property that you need to know is how to give your home curb appeal that will sell it almost before they see the inside.

Before you go indoors the next time you leave home, stop across the street and take a long look at your house. Does it need a bit of effort on the outside? Could it stand to get a little curb appeal added to it? There are a wide array of low cost ways to add that to your house.

Add a few shrubs or bushes if you can if they are lacking. If you already have trees and shrubs, then trim them nicely and make them presentable. Don't let the bushes grow up above the windows if they are planted in front of one. Trim them back.

Add a few pots of hanging flowers to your porch or deck. Nothing says that you take care of your home like people seeing the outside looking lovely and inviting. If you put this much care into the outdoors, imagine what you do with the inside is the way you want people to be thinking about your house.

Adding large trees is expensive, so you might want to put that one on hold and instead add smaller trees, plants, shrubs, or perhaps other landscaping elements that are low in cost. Scrub those trash cans until they gleam.

Clean your windows until they shine and mow the lawn. It should be freshly mowed and the side-walks edged prior to inviting your prospective buyers to your home.

If you have unnecessary gardening tools scattered around, hang them up or organize them reasonably well along the garage or outbuilding walls. Putting away clutter not only adds curb appeal but it assures that your buyer doesn't trip over something as he or she walks the grounds of your home.

One of the best tips for selling property that we've heard is if you have the time and the opportunity, get a pressure washer. You can easily get one from one of the many rental venues. Take an hour to pressure wash the outside of the house as well as the driveway and the side-walks. If it sparkles on the outside then the first impression they get will be a very favorable one.
